Today’s buyers of hotel-branded residential resort properties look for destinations that afford them hassle-free, ease of use, personalized service, top-quality amenities, and most important, traditional safety and security. They are also comforted by the higher level of finishes, furnishings, amenities, that global brands such as Hilton represent.

However, buying a second home, especially in a foreign destination, brings to light questions that deal with the logic of this type of acquisition. Below you will find the five most common questions asked of me by potential purchasers.

1. How much does it cost, and what is the availability?

Rainforest Residences at Botánika range in price from the low $200,000’s for a studio residence to the mid $700,000 for a large 3 bedroom lock-off residence. Compared to similar properties in the region, or other branded resort vacation destinations, our pricing is very competitive.  

As for availability, we are sold out of studio residences, but we have a couple of 1-bedroom units, and only a few 2-bedroom lock-offs & 3-bedroom lock-offs left.  We have significant incentives for those buying off-plan, and therefore, I invite you to follow the electronic links below to learn more about pricing and availability.

2. What are the incentives for buying off-plan and when is construction to begin?

We currently offer pre-construction incentives that include several owner benefits, such as a 20% discount on tours, fishing, dining & drinking, and our spa for as long as you own your unit. 

However, the most significant incentive is that those buying off-plan in our first phase will receive the Hilton approved turnkey furniture package at no extra cost. This represents a saving of $64,000 for the 2-bedroom suite. Follow the link below for a list of items in the package.

3. What are the ongoing fees for owners?

The Rainforest Residences at Botánika are whole ownership hotel residences, and they are not unlike any condominium you would find back home. With all condominiums, there are fees associated with ownership. These fees are directly related to the size of the residence and the level of services and amenities that owners have a privilege to enjoy.

As mentioned above, please keep in mind that it is the level of services and amenities at the resort that drives guests to visit and occupy your unit (should you decide to participate in the optional rental program).

4. What is a 2- or 3-bedroom lock-off residence, and how many can they sleep?

First, keep in mind that today we have, but a few 2-bedroom & three 3-bedroom lock-off residences available. These homes sleep 8 to 10 individuals comfortably, and their versatility is a favorite amongst hotel operators all over the world. 

A 2-bedroom lock-off is simply a fully equipped 1-bedroom home that has an adjacent studio with an adjoining door.

The hotel operator can rent it out in three different ways:

  • As a standalone studio.
  • A 1-bedroom suite.
  • A 2-bedroom residence that sleeps eight comfortably. 
2-Bedroom Lock-Off

Likewise, the 3-bedroom lock-off is a 2-bedroom residence adjacent to a studio with a connecting door. These homes can be rented out as a studio, a 2-bedroom fully equipped suite, or a large 3-bedroom home that sleeps up to 10 people. 

Owners of these homes can also choose to stay in the studio portion when they visit, thus leaving the larger section of the accommodations for the operator to manage. Alternatively, the owners can occupy the more extensive suite so that the operator can rent out only the studio portion. January

Tuna, marlin and dorado taper off. Number of sailfish begins to increase.

February

Prime time for sailfish. Occassional marlin, tuna or dorado.

March

Prime time for sailfish.

April

Sailfish numbers drop mid-April and some marlin begin to appear.

May

Slower for billfish. Typically we start seeing schools of spinner dolphins with yellowfin tuna.

June

Slower for billfish. Spinner dolphins with yellowfin tuna.

July

Marlin begin to appear. A chance for black marlin as well as blues and striped marlin. A chance for tuna.

August

Marlin and tuna.

September

Slower for billfish. A chance for tuna and dorado.

October

Dorado begin to appear in numbers with marlin close behind.

November

A mixed bag of dorado, marlin and some big tuna.

December

Marlin, dorado, tuna and sailfish are all possibilities.
